INFRASTRUCTURE DEVELOPED 

StoneBridge Properties designed and constructed civil improvements which, in this case, required substantial earth-moving and retaining walls given the site’s original topography. Infrastructure also included an intricate drainage system in order to prevent adverse effects on the neighboring Willow Creek. Additionally, landscaping features were designed and installed by StoneBridge Properties.

35 single-family residential lots along with extensive landscaping

The project was financed 100% through equity provided by Teichert, StoneBridge Properties’ parent company

StoneBridge Properties was the project developer.

PROJECT OUTCOME

After completing civil improvements and landscaping, the project was purchased by Capital Valley Homes, which constructed and sold all homes.

The Ridge

StoneBridge Properties repurposed a former Ready-Mix facility that its parent company, Teichert, had operated from the 1970’s through the 2000’s. Given the 9-acre site’s infill nature with adjacent residential neighborhoods and commercial uses, StoneBridge Properties saw an opportunity to develop a single-family neighborhood which was embraced by the community. The site presented challenges given its steep topographical features and adjacency to Willow Creek, but StoneBridge was able to produce numerous project concepts and engage with the City of to generate a feasible development plan. After obtaining project entitlements and preparing for construction, StoneBridge Properties performed site remediation. The project’s civil improvements were then constructed by Teichert Construction, and StoneBridge Properties ultimately sold the project to Capital Valley Homes.
